Most skylight leaks start at the flashing, not the glass
A properly installed skylight should not leak. When one does, the cause is usually old materials, damaged flashing or poor installation. Water stains around a skylight do not always mean the glass is the problem, which is why we look before we recommend anything.
Units wear out too. A skylight that is old, cracked, foggy or leaking has finished its job. A quality skylight usually lasts 20 to 30 years with proper installation and regular maintenance, and regular inspections can catch small problems before they turn into repairs.
If you see water stains or damp around a skylight, have it inspected as soon as you can. Water that gets past the flashing keeps traveling inside the roof long after the stain shows up.
