Where commercial roofs fail first

On flat and low-slope roofs, trouble starts where water has nowhere to go. Blocked drains, loose seams, damaged flashing and small openings around penetrations are the usual first failures, and each one lets water into the insulation before anyone sees a stain.

Open seams, punctured membranes, wet insulation, corrosion and a string of repeat repairs can all point toward replacement. Visible wear does not always mean the whole roof has failed, so a commercial inspection decides between repair, restoration and replacement.

Metal roofs fail differently. Loose panels and worn fasteners are the first things we find, and a metal roof that is wearing out can often be restored to perform like new again.

How a commercial job runs

We install flat roofs, TPO, PVC and metal, and we are GAF and Duro-Last certified for commercial work. TPO reflects heat and helps cut energy use. PVC resists bad weather, leaks and even chemicals. We lay out the cost, upkeep and warranty of each so you can pick the right roof for the building.

The process matches our residential jobs. We inspect, take measurements and fly a drone for photos, explain your options, then give you a proposal with steps, pricing and terms. Timelines run from several days to several weeks, depending on roof size, system, access, weather and any damaged decking or insulation.

The crew works around the people using the building. A church in Central Washington told us the crew cleaned up every day and kept the building open for Sunday services through the whole job. Profund financing is available for commercial properties and apartment complexes.

Maintenance that keeps a flat roof out of trouble

Routine maintenance catches blocked drains, loose seams and damaged flashing before they turn into leaks.

A maintenance visit covers the membrane or panels, seams, flashing, drainage areas, penetrations, roof edges and any visible moisture concerns. You get clear findings and recommendations based on the roof as it actually is.

How often we recommend service depends on the roof material, its age and its condition. A young TPO roof and an aging flat roof do not need the same attention, and we tell you which one you have.
