When replacing beats patching

Age is the plain reason. Asphalt shingles typically last 20 to 30 years, and Central Washington's hot summers, snowy winters and strong winds use that up. Repeated leaks, wind damage and failed decking are the other reasons a repair stops paying off.

Storm damage can hide. Hail, wind and flying debris cause damage you may not see from the yard, and it turns into costly leaks if ignored.

On cost, a new roof runs $7,000 to $25,000 on average, depending on the material and the size of the home. After we inspect your roof, you get a detailed estimate with no surprises.

How a replacement runs

The old roof comes off with the Equipter system, which keeps the debris under control so it does not land on your landscaping. Catch-All protection keeps siding, windows and plantings safe, and tarps cover what needs covering.

Soft or rotted decking gets replaced before anything new goes on, and we explain any extra damage we find once the old roofing is off. Then comes new underlayment and your new roof, fastened with Gust Guard Sure Grip fasteners, 50% more than the industry standard.

Most replacements take 1 to 3 days, depending on how big and complex the job is. A dedicated project manager stays on it, and the crew cleans up every day. We install shingle, metal, tile, cedar and flat roofing systems.

Chapter 03

Hiring a roofer: five tips, straight from us

Get everything in writing before the crew starts. The bid should itemize prices for labor, materials and the rest, so there are no surprises later.

Check the company out. Pick up the phone and call references, and confirm the roofer is licensed and insured. Our Washington L&I license number is COLUMPI906MN, and you can look up any roofer the same way.

Never pay for the whole job up front. A down payment is normal, but the balance belongs after the work is done. Get more than one or two bids, beware the lowest bidder, and be wary of anyone who knocks on your door or asks for a large deposit. If a deal sounds too good to be true, it probably is.
