Chapter 01

Signs your roof needs a repair

Start inside. Water spots on a ceiling or wall, or a drip after rain, mean the roof has a leak. Outside, look for shingles that are cracked, curled, loose or gone, and for small gritty granules collecting in the gutters.

A roof that dips or sags in one area can mean serious damage underneath. Moss or mold holds moisture against the roof, and rusty, loose or broken flashing around edges, vents and chimneys lets water in.

After a storm with heavy wind, rain or hail, have the roof checked even if nothing looks wrong from the yard. Damage is easy to miss from the ground.

What we fix, and what we check around it

For a leak, we locate the source and repair that area so water stops reaching your roof deck and your interior. For shingles, we replace the missing, cracked, curled or wind-damaged ones and check the area around them for related problems.

Flashing at chimneys, vents, valleys and roof edges gets repaired or replaced as needed. After strong winds, hail, falling branches or heavy snow, we inspect the roof and complete the repairs you approve. On flat and low-slope roofs we repair certain leaks and damaged sections when an inspection shows it is practical.

Chapter 03

Repair or replace: the call we make with you

A repair makes sense when the problem is isolated and the rest of the roof is sound.

When Jim Pendley's barn lost shingles to an Ellensburg windstorm, the old three-tab shingles were no longer sold in the big stores. We had a few bundles to make his repairs. That is the kind of fix we like: small, matched and finished.

A repair stops making sense when damage is widespread, leaks keep coming back, or the roof is near the end of its life. Asphalt shingles typically last 20 to 30 years. The free inspection settles it, and on a metal roof that is showing its age we usually recommend a new roof over repair.
